Have a huge headache and need this ready relatively soon. I know it's so obvious just not seeing it.

Getting this error:

there are 2 quotation marks that must be swapped with &quote;

At first sight there are many more so you need to check the entire file and switch all the " inside each text property with "  (; included for each one)
